Concrete sealing is the application of a protective barrier between concrete surfaces and outside factors like snow, grease, dirt, and ice. Concrete is one of the most durable building materials available. It is often assumed that concrete does not require maintenance which can lead to disastrous consequences. If not appropriately sealed, concrete surfaces are at the risk of;

What Are The Benefits Of Concrete Sealing?

There are plenty of benefits to concrete sealing;

Protection against moisture

Concrete is a long-lasting material. However, it is still susceptible to damage under constant exposure to water. Trapped moisture can lead to mold-growth and moss, which can weaken it and cause cracks.

Extends the lifespan of concrete

Concrete usually lasts about 25 to 30 years. But if there are cracks and discoloration, you might have to replace it sooner than expected. Sealing can help increase the lifespan of the concrete and protect it from cracks, spalling, and scaling. It also depends on the type of sealant that’s used. For example, acrylic sealants need to be reapplied every 1 to 2 years, where as Siloxane needs around 10 years.

Increases durability

Constant exposure to water, snow, and other elements can cause problems such as scaling, cracking, and discoloration. Applying a seal to your concrete can prevent potential damage, thus increasing durability.

Prevents color from fading

When To Seal Concrete?

Concrete sealing can be done on new as well as existing structures. However, there are a couple of things you should keep in mind before applying a sealer on the concrete; 
 
  • We recommend waiting at least 30 days before sealing freshly poured concrete.
  • Summers are the best time to apply sealer. If you use it on a damp surface, you can end up with a gray finish or lose adhesion. 
  • For the best possible results, stains and sealers should be applied in temperatures between 50 and 90 degrees Fahrenheit.

Types of Sealers

There are a variety of sealers that you can choose from;

Acrylic

This is the most affordable option available for people looking to seal concrete. It comes with a life span of three years, which is dependent on how you use and maintain it. Acrylic needs at least a few hours to dry after application.

Epoxy

This sealer is a combination of resin and hardener. Epoxy is a durable material and can withstand most types of damage.

Penetrating Sealer

As you must have figured out from the name, this sealer penetrates deep into the slab. We recommend it if you are looking to seal concrete laid outside. These sealers are created using specialty resins (silicones, siloxanes, and silanes). They penetrate deep within the concrete and help form a barrier against common contaminants like water and oil.

Polyurethane

We recommend this fast-drying sealer if you want for an urgent fix for your concrete. It’s considerably more expensive than acrylic, but there are specific problems you might run into. The sealers form a thick layer on top of the concrete preventing it from “breathing,” causing a white haze to form between the concrete and sealer.

Concrete Sealing Process

For stains and sealers to work effectively, it must be applied correctly, which is why you should only hire professionals and avoid DIY kits. Here’s our typical application process.

Step 1: Prep the surface

The first step is to clean the surface thoroughly. Remember that if the floor is not cleaned properly, there’s a chance dirt and grime will mix into the sealer, causing it to lose its desired look.

Step 2: Apply the first coat

Once the surface is spotless, the first coat of sealant is applied. Every sealant has a different drying time. The goal is to get the proper amount of even coats of product onto the concrete. It’s very important to allow every coat to dry as per its specifications. Otherwise you might end up with uneven coverage.

Step 3: Finish Up

Finally, it’s time to let the sealant dry completely. The entire surface should be dry to the touch with no sticky residue before you begin using it. Some sealants can take up to 3 days to completely dry.
