How much does concrete crack repair cost in Utah?
Concrete crack repair costs $0.50 to $3 per linear foot on a driveway, in both HomeGuide’s and Angi’s national guides. HomeGuide adds minimum service fees of $100 to $250. On a garage floor, HomeGuide lists $200 to $1,000. Epoxy or polyurethane injection on a slab foundation runs $400 to $1,500 per crack.
Complete Concrete Coatings has been repairing and coating concrete along the Wasatch Front since 2005. Every figure here comes from a national cost guide, and each table row names its source. These are market ranges, not our prices, and a real number for your slab needs an on-site look. Our concrete repair service page shows how our crew fixes cracks.
Why does concrete crack in Utah?
All concrete tends to crack, says the National Ready Mixed Concrete Association (NRMCA), and fully crack-free concrete is not possible. Concrete shrinks and swells as moisture and temperature change. Most cracks trace back to how the slab was built. NRMCA names missing joints, a poorly prepared base, too much water in the mix, poor finishing and poor curing.
Most early cracks are cosmetic. NRMCA says random cracks that appear at an early age rarely affect structural integrity or service life. Concrete shrinks as it cures, so most slabs crack somewhere in the first year. Angi describes shrinkage cracks as very thin, web-like cracks that show up right after curing.
Utah winters work on any crack that stays open. Water gets in, freezes and pries the edges apart. NRMCA lists D-cracks from freezing and thawing as a common crack type and says they may lead to deterioration.
At the Salt Lake City airport, January averages a high of 38.6 F and a low of 24.2 F. Those are the 1991 to 2020 normals. On a typical January day, the air drops below freezing at night and climbs back above it by afternoon.
Settlement cracks are a different problem. NRMCA lists them as their own type. HomeGuide says sinking, settling and buckling come from water damage, tree roots and foundation problems. A slab that is sinking or heaving needs a lifting contractor before any crack repair makes sense.
How much does concrete crack repair cost by method?
Filling or sealing a crack costs the least, at $0.50 to $3 per linear foot in HomeGuide and Angi. Fixr prices crack filler and sealant by area, at $2.00 to $2.50 per square foot. Injection costs more. HomeGuide puts epoxy or polyurethane injection at $400 to $1,500 per crack on a slab foundation.
Here is concrete crack repair cost by method, from three national cost guides.
| Method | Crack it fits | Published range | Source |
|---|---|---|---|
| Fill or seal | Driveway cracks | $0.50 to $3 per linear foot | HomeGuide driveway guide |
| Fill | Minor surface cracks in a driveway | $0.50 to $3 per linear foot | Angi |
| Patch | Hairline cracks in a driveway | $1.75 to $2 per sq ft | Fixr |
| Filler and acrylic sealant | Cracked areas of a driveway | $2.00 to $2.50 per sq ft | Fixr |
| Reseal joints | Gaps at expansion joints | $1.75 to $3.50 per sq ft | Fixr |
| Basic patching | Minor cracks in a slab foundation | $250 to $800 per crack | HomeGuide cracked slab guide |
| Epoxy or polyurethane injection | Slab foundation cracks that are not moving | $400 to $1,500 per crack | HomeGuide cracked slab guide |
| Crack stitching | Structural cracks that have stopped moving | $500 to $2,000 per crack | HomeGuide cracked slab guide |
Our crew opens each crack with a diamond blade or a crack chaser, vacuums out the dust, then fills it. Cracks that still move get a flexible filler that can stretch with the slab. Static cracks get a rigid polyurea or epoxy filler that cures harder than the concrete around it.
Control joints are grooves sawed, formed or tooled into a slab to take up movement. NRMCA calls them contraction joints. Fixr prices resealing gaps at expansion joints, where old sealant comes out and new sealant goes in. We fill and seal leaky garage slab joints against water.
The per-crack rows come from HomeGuide’s guide to cracked slab foundations, the slab under a house. HomeGuide says epoxy bonds and strengthens concrete, while polyurethane expands to fill voids and stop water. Foundation work is a different trade, and we do not do it.
What is the cost to repair concrete cracks on each surface?
Angi says the type of repair and the size of the damaged area move the price most. On a driveway, it says sealing surface cracks typically costs $300 or less. HomeGuide puts garage floor crack repair at $200 to $1,000. Minor cracks in a house’s slab foundation run $250 to $1,500 in HomeGuide’s foundation guide.
Here is crack repair cost by surface, with the source for each row.
| Surface | Job | Published range | Source |
|---|---|---|---|
| Driveway | Sealing surface cracks, materials and labor | $300 or less | Angi |
| Driveway | Patch hairline cracks, 24 by 24 ft | $1,000 to $1,200 | Fixr |
| Driveway | Crack filler and acrylic sealant, 500 sq ft | $1,200 to $1,400 | Fixr |
| Driveway | Reseal expansion joint gaps, 24 by 24 ft | $1,000 to $2,000 | Fixr |
| Driveway | Minimum service fee | $100 to $250 | HomeGuide driveway guide |
| Garage floor | Hairline crack repair | $200 to $800 | HomeGuide garage floor guide |
| Garage floor | Crack patching | $200 to $1,000 | HomeGuide garage floor guide |
| Garage floor | Structural crack repair | $50 to $100 per hour plus materials | HomeGuide garage floor guide |
| House slab | Minor, non-structural cracks | $250 to $1,500 | HomeGuide cracked slab guide |
| House slab | Cracks with structural damage | $2,000 to $12,000+ | HomeGuide cracked slab guide |
None of these guides price patio or walkway cracks as their own line. HomeGuide says contractors price driveway crack repair by the linear foot. Those per-foot lines are the closest published guide for other flat slabs. We repair cracks on patios, porches and walkways too, then protect the repaired surface.
We price concrete repair by the job. Filling 2 cracks in a garage floor is a small visit. HomeGuide says the price depends on crack size, severity and repair method. What goes over the repair moves the number again.
How much does driveway crack repair cost?
Filling cracks is the most affordable driveway repair, Angi says, at $0.50 to $3 per linear foot. Even a crack the length of the driveway won’t cost more than $75. A minimum fee often sets the bill: $100 to $150 in Angi’s guide and $100 to $250 in HomeGuide’s.
Angi says that minimum trip fee normally covers every surface crack on the driveway. Fixr prices the work by area instead. In Fixr’s guide, driveway crack repair cost runs $2.00 to $2.50 per square foot for filler and acrylic sealant. A 500 square foot repair comes to $1,200 to $1,400.
HomeGuide says to hire a professional for driveway cracks wider than 1/4 inch. It adds that spiderweb cracks likely mean problems underneath that bring the same damage back after a repair. Angi says large structural cracks can be signs of a shifting sub-base or large roots under the slab.
Fixr also says crack repair is not always possible. When a contractor finds structural cracks, replacement may be the recommendation. Flaking around the cracks is spalling, a separate repair. Our spalling concrete repair cost guide covers those prices.
Should garage floor cracks be fixed before a coating?
Yes, because a coating holds only as well as the concrete under it. Our crew fixes garage floor cracks before any coating goes down. HomeGuide puts garage floor crack repair at $200 to $1,000, and hairline crack repair at $200 to $800. On a coating job, that repair is part of the prep.
HomeGuide calls hairline cracks under 1/8 inch cosmetic. It says they are usually filled with polymer-modified cement grout, silicone caulk or epoxy sealant. Structural cracks cost $50 to $100 per hour plus materials in its guide. That work often involves stitching the crack with steel bars.
HomeGuide says problems in an attached garage tend to be more severe, since they may affect the home’s foundation. Cracks that show a height difference or run from walls or corners may be structural too.
A filled crack can still read through a solid color. Flake and metallic systems hide repairs much better, because the pattern breaks up the line. Our garage floor coating system starts with diamond grinding and crack repair.
One customer’s Google review reads: “The guys knocked out my garage floor in 1 day! Concrete repair and high end epoxy at a fair price.”
How do you protect a crack repair from Utah winters?
Cover it, because a filled crack on its own is still bare concrete that soaks up water and salt again. Most repairs finish under a sealer, a coating or an overlay. HomeGuide says sealing a garage floor after repairs protects against moisture, stains and future damage. It puts concrete sealing at $1 to $3 per square foot.
On a driveway, patio or walkway, a sealer keeps water and salt out of the concrete. Acrylic sealers get reapplied every 1 to 3 years. Penetrating siloxane sealers last around 10 years. Fall is the time to get your concrete sealed before winter, and our concrete sealing page covers that work.
Some slabs are worn across the whole surface rather than cracked in spots. For those, an overlay that recovers the whole slab is often the better call. HomeGuide suggests resurfacing for driveways under 20 years old with minor cracks or spalling. Our concrete resurfacing page explains the overlay.
How do you get a real price for concrete crack repair?
A real number for your cracks needs an on-site look. We give a price after we look at the slab in person, and the estimate is free. We check each crack and tell you what caused it and how far it goes. You get a written price for the repair and the finish you pick.
If the slab is past repair, we say so instead of coating it. The office answers Monday through Friday, 8am to 5pm, at (801) 347-4518. You can also ask for a free on-site estimate.
