Three-car garages, basements and decks in Draper

Draper filled in fast after 2000, and the floor plans got bigger with it. Neighborhoods like South Mountain, Steeplechase and Hidden Valley run to large homes with three-car garages. A bay that size shows every stain, and the concrete is usually still bare. Bare concrete takes on oil, road salt and melted snow off the tires. Snow that piles on a driveway melts, runs into the slab, then freezes again overnight. That freeze and thaw cycle is what pops the surface off concrete. Down at the Point of the Mountain the wind runs hard, and I-15 through that stretch gets salted all winter. Salt tracks home on the tires and lands on the garage floor.

Road salt does the same thing to a driveway or a porch that it does to a garage floor. It gets into the top layer, and the surface starts to flake and pit. Left alone, the damage spreads and the slab gets rough. Fixing it early is cheaper than replacing the concrete, which is the point of concrete repair. We patch the bad areas, then put a coating or a sealer over the top so water stays out. On a garage floor we grind the slab, fill the cracks, then lay the epoxy and the flake. The floor comes back sealed, and salt sits on the surface instead of soaking in. A sealed surface also sheds the melt water that runs off a car after a storm.
