Parking Garage Traffic Coatings in Centerville, UT

Traffic Coatings · Centerville, UT

A traffic coating seals a parking deck so salt water stays out of the concrete and off the level below

Parking garage traffic coatings are waterproof membrane systems that cars can drive on. They go over suspended slabs, parking decks, ramps and podium decks. Every winter, cars carry road salt and slush in on their tires. Bare concrete soaks up that salt water. Over time it works down toward the reinforcing steel and drips onto the level below. A traffic coating seals the deck and puts a gritty wear surface on top for tires and shoes.

Complete Concrete Coatings has coated Utah concrete since 2005, working from our shop at 452 N 1100 W in Centerville. We are licensed and insured. Our crew installs vehicular and pedestrian traffic coatings, and parking garages are part of our commercial work. Expansion joints, building sealants and structural concrete repairs sit in the same commercial coatings and waterproofing line. Every product goes on to the manufacturer's specifications, and we pass the manufacturer's warranty on to you. The office takes calls Monday through Friday, 8am to 5pm.

How does a traffic deck coating work?

A traffic deck coating is built in layers, and each layer has a job. A primer goes down first when the product calls for one. Next comes the waterproofing base membrane, a rubbery coat that flexes with the deck instead of cracking. The wear coat goes over the membrane, and sand is broadcast into it while it is wet. That sand gives tires and shoes grip. A topcoat locks the sand in place. Open roof levels get a topcoat made for exterior use, since that deck sits in full sun.

The build changes with the traffic in each part of the garage. Turning lanes, entries and exits take the most tire scrub, so they get a thicker wear coat and more sand. Steep ramps take a product made for slopes, because a self-leveling grade is not used on them. Before any of that, cracks get routed and sealed, and joints get backer rod and sealant. Walls, curbs and columns get a bead of sealant in the corner where they meet the deck. Shop and warehouse slabs take a different system, shown on our commercial and industrial epoxy flooring page.

Why do Utah parking structures need waterproofing?

Parking structures sit open to rain, snow, sun and big temperature swings. In a Utah winter, cars drag road salt and slush in on their tires. Road deicers are chlorides, such as sodium or calcium chloride. As the slush melts, salt water soaks into bare concrete and carries chloride toward the reinforcing steel. Keeping chloride out of the slab extends the life of that steel. Freeze and thaw works on every crack and joint, and tires scrub the turns and entries. On a suspended deck, the water that gets through lands on the cars and people below.

Parking structure waterproofing starts with repair, because coatings fail at the prep. Damaged areas get cut back and patched, and cracks get filled. Failed expansion joints get rebuilt or replaced. That parking garage concrete repair has to cure before any coating goes over it. Old coatings and grime come off next. The concrete is then opened to the surface profile the manufacturer calls for. We check the slab for moisture, since the coating has to go on clean and dry. Then the traffic membrane goes down over sound concrete.

What does a parking garage traffic coating cost in Utah?

Price on parking deck waterproofing comes down to 5 things. Square footage moves the number most. Deck condition is next, since spalls, wide cracks, failed joints and an old coating all add repair and prep. The build matters too, because areas with heavy traffic get a thicker wear coat and more sand. Detail work at drains, walls, columns and joints adds hours. Phasing is the last driver. Coating a garage in sections around open parking costs more than coating an empty deck.

Every bid starts with a free on-site estimate. We come out, measure the deck and look at the concrete, the joints and the drains. We also ask how the garage runs, so the phases fit your tenants and your hours. Then you get a written number for the system that fits the structure. Commercial work runs from Ogden south through Salt Lake County, out of our Centerville shop. Call (801) 347-4518 Monday through Friday, 8am to 5pm, and the office will set a time.

FAQ

Traffic Coatings Questions, Answered

Common questions about traffic coatings across the Wasatch Front. Don't see yours? Give us a call and ask.

Call (801) 347-4518

Can the garage stay partly open while you work?
Usually, yes. We coat the deck in sections, so part of the garage stays open while the rest cures. Property managers get the dates for each section ahead of time, so they can post notices for tenants. A garage with a single entry takes more planning. Phased work costs more, and we say so up front.
How long before cars can drive on a new traffic coating?
That depends on the product and the weather. The manufacturer sets one cure time before foot traffic and a longer one before cars. Cool weather stretches both. We follow those cure times and give you the reopening time for each section before work starts.
Which parts of a traffic coating wear first?
It depends on how much traffic the deck carries. Turning lanes, entries and exits wear first, since tires scrub hardest there. That is why those areas get a thicker wear coat and more sand. Regular cleaning slows the wear, and a planned inspection shows where it is thinning.
Does a traffic coating work on a podium deck over occupied space?
Yes, on an elevated concrete deck. A podium deck over offices, stores or homes is a roof that cars drive on. The membrane keeps water off the ceilings below. A deck with a buried membrane between two slabs needs the coating maker's review first. Balconies and walkways use our waterproof deck coatings instead.
Do cracks and joints get repaired before the coating goes on?
Yes, every time. Spalled concrete gets cut back and patched, and moving cracks get routed and sealed. Failed expansion joints get rebuilt or replaced. Repairs and sealants cure before the membrane goes over them. Wide expansion joints stay out of the coating, so they can move on their own through Utah freeze and thaw.
Is there a warranty on a parking garage traffic coating?
We pass on the manufacturer's warranty and apply every product to the manufacturer's specifications. The terms come from the product line used on your deck. We go over them with you at the free estimate. How long a coating holds also depends on the prep under it and on regular cleaning of the deck.

Why Choose Complete Concrete Coatings

Why Wasatch Front Property Owners Call Us

Coating Concrete Since 2005

The company started in 2005 and is still family owned and run. The crews have ground, repaired and coated Utah garages, decks and driveways for over 20 years. That is a lot of freeze-thaw winters and salted slabs.

Prep First, Every Time

Coatings fail at the prep, so we diamond grind or sandblast every slab, fix the cracks and spalling, and test for moisture before any color goes down. Every product goes on to the manufacturer's specifications.

Repair Instead of Replace

A worn porch, a salt-damaged driveway or a stained garage floor rarely needs a tear-out. We repair the surface and coat, resurface or seal it. You keep the slab and spend the money on the surface you see.

Centerville Is Home

Our shop sits at 452 N 1100 W in Centerville, so Davis County, Salt Lake City and Ogden are short drives. Call and the office sets a time to come look at the slab. Estimates are free and happen at the property.
