New garages in Daybreak and older homes east of Bangerter
Daybreak started in 2004 and is still building. Many of those homes put the garage off a rear lane instead of the street. The slab is newer, and the door opens onto an alley. New concrete has a catch. It has to cure and dry before a coating goes down, so we check the slab for moisture first. Daybreak also mixes single family homes with townhomes and rowhomes, so garage sizes vary from village to village. A flake floor works in all of them. It hides dust between sweeps and gives you a surface you can push a broom across. Daybreak sits west of Bangerter, in the 84009 ZIP code.
East of Bangerter the picture changes. Most of that side went up through the 1990s and 2000s. The ramblers near Glenmoor and the Bingham Creek Trail go back to the 1980s. Those slabs have had 20 to 40 winters on them. We see hairline cracks and pitted spots by the garage door. Old DIY kits peel off in sheets where hot tires lifted them. That work starts with crack and spalling repair. Then a full grind takes off the old coating and opens the concrete. Once the slab is sound, a garage floor coating goes down over it. Older floors take more prep, and the finish comes out the same.
South Jordan winters and what they do to concrete
South Jordan sits on the valley floor at about 4,400 feet. Salt Lake City averages close to 50 inches of snow a season, and South Jordan is in the same valley. The first snow lands in November and the last usually falls in April. That is 5 months of plow runs and de-icer on Bangerter Highway and Redwood Road. Homes out by the Riverton and Herriman lines get the same. Your tires carry that salt home and drop it on the garage slab. Salt water soaks into the pores of the concrete. When it freezes it expands, and the top layer of the slab lifts off in flakes. Contractors call that spalling.
Freeze and thaw does the same thing to a driveway or a porch. Water gets into a hairline crack, freezes overnight, and widens it by spring. Add road salt and the surface pits and flakes. A lot of that concrete does not need to come out. Resurfacing an old slab costs less than tear-out and replacement. It leaves a colored surface under a clear top coat. Where the concrete is still solid, sealing the surface keeps salt water from soaking in. New concrete waits at least 30 days before it gets sealed, and sealer goes on between 50 and 90 degrees. That puts most of this work in spring through fall.
