How we waterproof a deck (the system, step by step)

We start with what the deck is made of. Our system goes over concrete, plywood (CDX) and suspended slabs. Wood decks get sanded, and we inspect every seam. Damaged concrete gets crack and spalling repair first. If the deck needs flashing at a wall or an edge, we install it. Then the rubberized membrane base coat goes down. That membrane is the waterproof layer, and it flexes with the deck instead of cracking. On top of it sits the decorative layer, where you pick colors, borders, flakes or stencils. A sealing top coat locks in the design and takes the daily wear.

Spring through fall is the season for this work. The deck has to be clean and dry when we start. The coating also has to cure without rain or snow landing on it. A deck takes 2 to 3 days to dry after the sealing top coat. The full job can run up to 6 days from the first day of prep. Applied and cured correctly, professional-grade deck coatings can last over 20 years. We can build a slip-resistant texture into the surface for wet stairs and splash areas. Is there a warranty on a waterproof deck coating?
We pass on the manufacturer's warranty and apply every product to the manufacturer's specifications. The terms come from the product line used on your deck. We go over them with you at the free estimate. How long a coating holds also depends on the prep underneath it.
How long does the whole job take?
Plan on up to 6 days from the first day of prep. The deck takes 2 to 3 days to dry after the sealing top coat. Keep everything off it during that window. Weather can move the schedule, since the coating needs dry conditions to cure.
When should I waterproof my deck?
Spring through fall. The deck has to be clean and dry when we start. The coating then has to cure without rain or snow landing on it. Utah winters do not give us that window. Call before the weather warms up, because the season books early.
My deck leaks into the garage below. Can a coating fix that?
Usually yes, once the leak itself is repaired. We find where water is getting in, which is often a seam, an edge or a failed flashing detail. We fix that, then run the rubberized membrane across the whole deck so the surface drains instead of soaking.
Can I keep a hot tub or a grill on a coated deck?
Yes, and tell us before we start. We plan the layout around the tub pad and the grill spot. We can add a slip-resistant texture where water splashes out. Hot tub drips and spills are part of what the rubberized membrane is there to stop.
